Mattoli Addition |

This is an early second story addition for me. Although I had presented many other second story addition proposals and had worked out the details before, this is the first client who actually went forward with the project. I say I had worked out the details, which means I had worked out the general details of a second story addition. Then comes the twist and challenge of an actual project.
In the case of the Mattoli Addition, the challenge was the placement of the stairs and the subsequent roofing. The original home was a typical Florida block bungalow with various other additions. The stairs were set in an existing hall from a Den (a filled in carport) past the original laundry room. As this placed a roof and wall load on the center of an existing roof, the outer stair wall was cantilevered on two floor girders with a non-bearing apron wall filling in the space below. A balcony walk was also cantilevered out on this side to provide additional outdoor space and views of the Bannana River.
The end result was a spectacular bedroom / studio that captures the ocean and river breezes and views. The deck and balcony provides intimate outdoor space for the complete Florida lifestyle.
